Stanaland noted that the home received several unsolicited offers close to the $110 million sale price during construction, and said more estates in Emerald Bay and Irvine Cove are likely to join the nine-figure club as lot sales in the area are already reaching the $70 million mark. The $110 million sale is not an anomaly. It is a ceiling being raised. The citywide median sale price in May 2026 reached $3,750,000, reflecting a market where even mid-tier properties carry extraordinary value.

Newport Beach

Newport Beach proper's priciest deal on record this year is the sale of 2668 Bayshore Drive in the Bayshores gated community, which closed at $33.5 million, or $5,115 per square foot for the 6,550-square-foot waterfront home, edging past the neighborhood's previous $33.2 million record. The off-market deal is Orange County's second most expensive residential transaction of 2026. Newport Coast claimed the top spot: 20 Coastline sold off-market in January for $43.6 million, making it the most expensive residential deal recorded in the city so far this year. The citywide median sale price for all home types reached $3,407,500 in March 2026.

Corona Del Mar

The most recent record set in Corona del Mar was a bayfront estate at 2201 Bayside Drive that sold for $26 million, setting a new all-time high for the village. The 9,329-square-foot home features a six-vehicle subterranean garage, 50 feet of bay frontage, and a dock capable of accommodating a 100-foot yacht. Listing agent Garrett Weston said: "These significant sales break boundaries and elevate home values overnight for every homeowner in the community." For 2026, the median sale price for a single-family home is projected between $7.7 million and $8 million, with the most prestigious waterfront addresses frequently exceeding $22 million.

Dana Point

The record sale in Dana Point belongs to a 9,842-square-foot estate at 51 Strand Beach Drive at The Strand at Headlands, which sold for over $32 million, the first time a home within the community has sold above $30 million. The sale is the second priciest on record for the city, trailing the $33 million sale of 63 Monarch Bay Drive. More recently, a newly built home in Monarch Bay Terrace sold for $12.4 million, setting a record for properties on the inland side of Pacific Coast Highway in Dana Point — a signal that premium pricing is no longer exclusive to the oceanfront. Across the city, home prices are up 15.5 percent over the same period last year, with a current median of $2.0 million.

San Clemente

San Clemente's blufftop communities, particularly Cotton Point Estates and Cyprus Shores, anchor the city's upper market alongside some of Southern California's most coveted oceanfront parcels. The neighborhood has seen record sales in recent years, including a transaction at 4130 Calle Isabella that sold for over $33 million. San Clemente's profile — defined by its Spanish colonial architecture, world-class surf access, and relative quietude compared to its northern neighbors — attracts a buyer who values authenticity over visibility. Single-family homes are currently asking a relative average price of around $2,964,060, with oceanfront trophy properties ranging well into eight figures.

Laguna Niguel

Median home values in Laguna Niguel are hovering between $1.4 million and $1.45 million in 2026, with positive year-over-year trends and typical homes going pending in roughly 30 days. The Bear Brand community pushes medians significantly higher, approaching $3.85 million. The city's value story is driven by proximity to the coast without full coastal exposure, highly rated schools, and trail access. Buyers priced out of Laguna Beach frequently land here without feeling like they compromised.

Aliso Viejo

Aliso Viejo is one of the last genuinely accessible entry points in South Orange County with real lifestyle proximity to the coast. Single-family homes have appreciated approximately 6 to 8 percent annually over the past five years, and inventory tends to move within 30 to 45 days, especially in the sub-$1 million range. For sellers here, presentation and pricing discipline deliver outsized results. A well-prepared home in Aliso Viejo competes effectively with listings at meaningfully higher price points in neighboring cities.

Irvine

Irvine operates at a different scale than its coastal counterparts, but its trophy tier is rewriting what inland Orange County luxury commands. A six-bedroom, roughly 13,000-square-foot estate at 76 Golden Eagle in the Shady Canyon community has been listed at $38.5 million. The owners acquired the home in 2023 for $25 million, a record at the time, and completed a $10 million renovation. The property has set multiple price records across successive transactions. The citywide median sits at approximately $1.5 million as of April 2026.
