Living on Newport Harbor: What the Duffy Boat Teaches Waterfront Buyers

Two Duffy electric boats cruising past bayfront homes on Newport Harbor at golden hour in Newport Beach, California

Duffy boats took over Newport Harbor because the harbor fits the boat: a 5 mph limit enforced harbor-wide, something to look at, restaurants to cruise to, and owners who can afford them. Those same conditions are what Newport Beach waterfront buyers pay for, along with dock permits, pier rent, slip depth and flood risk that most people never think about from the water.

A $300 Golf Cart and a Boat That Wouldn't Start

In the summer of 1969, 17-year-old Marshall "Duffy" Duffield was fed up with his family's gas-powered runabout breaking down. A friend suggested swapping in a golf cart motor. His father, a scratch golfer, told him he had never ridden in a golf cart that didn't work. Duffy borrowed $300 from his dad, bought an old cart, and tested the motor outside his father's Quonset hut on 17th Street in Costa Mesa.

Local propeller makers told him the batteries would run out after a few minutes. On its first day, the boat ran from Linda Isle all the way around Lido Isle. It ran again the next day, and the day after that.

The sources differ on the exact year. Electric-boat historian Kevin Desmond places that first test in the summer of 1969, while the Duffy company's own history dates the first prototype to 1966.

Ten Slow Years, Then His Mother's Design

He started the company in 1970 and, for the next decade, sold one or two boats a month. People compared it to a kid's bathtub toy. What finally made the Duffy work was his mother, an interior designer. Gas engines split boats in half. With an electric motor barely bigger than a shoebox, she turned the seats to face each other, put a table in the middle, and added the windows and the fringed canopy. Duffield says 97 percent of his buyers don't choose the boat because it is electric. They choose it for the social layout.

Why the Duffy Only Works Here

Duffield is candid that his boat does not succeed everywhere. It needs a patrolled 5 mph speed limit, something worth looking at, restaurants to cruise to, and homeowners who can afford it. Newport Harbor has all four. The City enforces a 5 mph, no-wake limit from the harbor entrance throughout the entire harbor, and a Duffy tops out around 5 knots. Today, Duffield says about a third of the boats in the harbor are his.

That list is also a description of what buyers pay for on the bay, from Lido Isle to the Corona del Mar side of the harbor: calm water, a view, and somewhere to go. It is the same land-value principle I write about in Laguna Beach. The structure matters, but the location and what surrounds it carry most of the price.

Where the Newport Market Stands

In August 2026, the median sale price across Newport Beach was $3,839,959, up 12.9 percent from a year earlier, according to Redfin. That figure blends condos, inland neighborhoods and bayfront estates. Bayfront pockets like Lido Isle, Linda Isle and Balboa Island can go a month with only a handful of sales, which is why waterfront pricing needs street-level comparables, not a citywide number.

What I Tell Newport Beach Buyers and Owners

  1. The dock is a permit, not property. Most residential piers in Newport Harbor sit over City-managed tidelands. When a bayfront home sells, the pier permit transfers through an application to the City's Public Works Department, with buyer and seller information and signatures due at close of escrow. Build that step into your timeline.
  2. Budget for pier rent to change. In December 2025, the California State Lands Commission reported that the City was not charging fair market rent for residential piers over its tidelands. The City is conducting a new appraisal and plans to update rental rates. Ask the seller for the current annual pier rent in writing and assume it will rise.
  3. Know who maintains the depth at your slip. The Army Corps of Engineers and the City are finishing a dredge of the harbor's federal channels, removing about 900,000 cubic yards of sediment, and the City expects it to be the last comprehensive dredge the harbor needs. The water directly in front of a private dock is a different question. Confirm the depth at the slip and who is responsible for it before you remove contingencies.
  4. Get flood and insurance numbers early. Redfin rates Newport Beach at major flood risk overall, and low-lying island and peninsula neighborhoods rate higher. Get an insurance quote during your inspection period, not after, and have your inspector review the seawall.
  5. Owners: price the frontage, not the square footage. Water frontage, dock size and view corridor drive bayfront value more than interior finishes. A valuation built on recent sales on your own island or street is the only number that matters when you list.

Frequently Asked Questions

Who invented the Duffy boat?

Marshall "Duffy" Duffield, who grew up on Newport Bay and later served as the city's mayor in 2018. He built the first one by installing a golf cart motor in his family's boat and started the company in 1970.

How fast does a Duffy boat go?

A Duffy tops out around 5 knots. Newport Harbor's speed limit is 5 mph, enforced from the harbor entrance throughout the harbor.

Do Newport Beach waterfront homeowners own their docks?

In most of the harbor, no. Residential piers typically sit on City-managed tidelands under a permit that transfers with the sale, and the City charges annual rent for that use.

What is the median home price in Newport Beach?

The median sale price was $3,839,959 in August 2026, up 12.9 percent year over year, according to Redfin.

The Bottom Line

The Duffy took off in Newport because this harbor was built for slow, social time on the water, and that is the same reason bayfront homes here hold their value. The buyers who do well on the bay are the ones who look past the house to the dock permit, the pier rent, the slip depth and the flood numbers before they commit.
